Viera is new construction, which changes the conversation. Most garages here are less than fifteen years old, the slab is clean, and the question is not whether the floor can be saved but whether you want to keep parking on bare concrete in a house where everything else is finished.
Builder concrete is smooth and dense. That is good for the finish and bad for adhesion if the prep is skipped. Every floor gets diamond-ground to a profile the coating can grip, even when it looks perfect.
HOA and architectural review. A garage floor is interior work and does not normally need architectural approval. If your community asks, tell us and we will send the product data sheets.
Lanai and pool deck on the same day. Viera homes almost all have a lanai, and many have a pool deck. Adding square footage to the same mobilization drops the per-foot rate on the whole job. The pricing tool shows you both numbers side by side.
Serving Viera East, Viera West, Suntree, Rockledge and the Addison Village side.
These are the same numbers the pricing tool uses, by the square foot. Enter your exact size for your exact range.
| Garage | Flake finish | Designer blends |
|---|---|---|
| One-car garage about 12 × 22 ft | $1,600 – $1,800 | $1,950 – $2,500 |
| Two-car garage about 20 × 22 ft | $2,300 – $2,950 | $3,200 – $4,100 |
| Three-car garage about 30 × 22 ft | $3,250 – $4,200 | $4,500 – $5,850 |
Solid color runs about 40 percent less than flake. Adding a lanai or driveway to the same day lowers the per-foot rate on the whole project. Slab repair, when needed, adds about 8 percent. Final price is confirmed in a written quote after slab condition and access are reviewed.
Pick a color, enter the size, read the price. Nothing to sign, nobody calls you unless you ask.
Text photos of the slab. We confirm the number in writing and pick an install day.
Grind, repair, base coat, flake, topcoat. Cars out in the morning, floor done by evening.
Walk on it the next day. Park, roll toolboxes and hose it down at 72 hours.
The base is an epoxy-class primer that soaks into the ground concrete. The topcoat is polyaspartic, which is what makes it UV stable, chemical resistant and ready to park on in 72 hours instead of a week. Plain epoxy yellows in a Florida garage with the door open.
Properly prepped, a polyaspartic floor is a fifteen to twenty year floor. The installer warranty on the interior is in your written quote. Exterior surfaces like lanais and driveways are confirmed separately before install.
Cracks and pits are ground out and filled before the base coat. Oil is ground off, not cleaned off. If the slab has a moisture problem that a coating will not survive, we tell you before you pay for anything.
No. The coating is a surface finish. It does not alter the slab, and the builder's structural warranty on the foundation is unaffected. Keep your paperwork from us with your closing documents.
Because the price is square footage times a rate for the finish you picked, and we are willing to print it. Most companies would rather send a rep to your house for two hours first.
Sixty seconds. No appointment. The number on screen is the number in your quote, confirmed after we see three photos of the slab.
